DESCRIPTION:Are you responsible for Managing your PHAs Public Housing maintenance program?   \n\n\nIt’s not surprising that maintenance managers face challenges finding time for planning\, proactively focusing on asset preservation\, and managing day-to-day operations.  That’s a lot of balls to keep in the air! \n\n\nIt’s tough to feel like you are constantly “putting out fires”\, while you’re expected to ensure compliance\, meet HUD requirements\, maintain units and keep your property management staff happy. This new training will take your Public Housing maintenance program to the next level. \n\n\nYou’ll leave with strategies to create or update your Public Housing Maintenance Plan\, improve unit turns and REAC scores\, as well as more efficiently manage day-to-day maintenance operations.  \n\n\nBy completing this training\, you’ll receive all of the information contained in the “How to Effectively Manage Your Maintenance Program” class and information Housing specific to Public Housing maintenance.  If you maintain only non-Public\, we recommend enrolling in the “How to Effectively Manage Your Maintenance Program” training instead of this training.  \n\nAfter completing this training\, participants will be able to:  \n\n\n\nImplement strategies to improve daily operations\, unit turns\, and REAC scores\nCreate and maintain a Public Housing Maintenance Plan\nReview basic procurement requirements and identify maintenance budget expenditures

SUMMARY:NSPIRE for Vouchers
DESCRIPTION:This program is designed for the Housing Choice Voucher Program that is now required to implement the new inspection program known as National Standards for the Physical Inspections of Real Estate (NSPIRE). This is not the Public Housing programs course. \nHUD has begun a complete review and revamp of the Real Estate Assessment Center (REAC) inspection protocols for HCV and other assisted housing programs. This training will help attendees understand the new standards\, the scoring system and the impact of the deficiencies identified during the inspection. Agencies are completely transitioning from HQS to NSPIRE and need to start preparing for the implementation of NSPIRE. \nDuring this training\, participants will learn about the new NSPIRE protocol\, including the new 63 standards\, types of deficiencies\, impact on the scoring\, and administration. The training will include photos of actual deficiencies so individuals will understand the new criteria\, and the differences between life-threatening\, severe\, moderate and low. The 3 areas of inspection will be covered – Outside\, inside\, and unit. \nGet your agency ready for implementing the new protocol — We will take you deep into the standards\, the impact of each deficiency\, and provide methods to focus on and correct life-threatening and severe conditions to improve an agency’s scores. \n\n\nAfter completing this training\, participants will be able to: \n\nIdentify the new inspection requirements and standards\nProvide methods to improve the information in the Administrative Plan and manage variations\nObtain a better understanding of inspectable areas and the levels of deficiencies \nUnderstand the conformity with Annual\, Biennial\, or Triennial Standards and Alternative Inspection Methods   \nUnderstand the new Updated NSPIRE Checklist\, Standards\, Lead-based Paint Protocol\, and Affirmative Habitability Requirements  \nUnderstand foundational information that can be used by all personnel as a guide to the standards and processes
