DESCRIPTION:The role of the Public Housing Manager (PHM) is complex and challenging.  The asset management model added new levels of responsibility and accountability for asset and property managers.   \nWhether you’re a new or experienced property/asset manager\, you’ll leave with a strong foundation for your asset and public housing management.  Topics include asset management and preservation\, occupancy\, operations\, property finances\, Public Housing Assessment System (PHAS)\, and resident relations. \nAfter completing this training\, participants will be able to:\n-Recognize the primary roles and responsibilities of today’s PHM\n-Identify requirements and options for structuring your team\, maximizing revenue\, monitoring your budget and improving day to day operations\n-Discover strategies to improve your PHAS scores by understanding PHAS indicators and scoring criteria\n-Manage key occupancy functions including screening\, marketing\, lease enforcement\, maintenance\, rent collections\, eligibility and resident relations\n-Identify ongoing and preventative maintenance issues and actively work to preserve your assets while also improving your PHAS scores\n-Effectively supervise and manage their employees

DESCRIPTION:This training will provide you with a strong foundation for your work as a housing commissioner. The commissioner’s role is complex and can be daunting at times. We hope you will join us as we explore the roles and responsibilities of housing commissioners. \nParticipants will also discover that the commissioner role is multi-faceted; commissioners are advocates\, leaders\, team builders and strategists. You’ll also learn the intricacies of board-staff relationships and boundaries\, and review the principles and strategies of board governance\, as well as some of the oversight functions of the board. \nCommissioner Fundamentals is one of two NAHRO courses required to obtain your NAHRO Commissioners Certification.  Becoming a NAHRO Certified Commissioner is a great way to show your commitment to becoming a knowledgeable\, engaged and ethical leader in your organization. Ethics for Commissioners is the other course you’ll want to complete to apply for your certification. \nAfter completing this training\, participants will be able to:\n-Identify and understand your role and responsibilities as a commissioner.\n-Understand and apply the principles of board governance.\n-Define the commissioner’s role in agency policies.\n-Describe the commissioner’s role in the oversight and monitoring of agency finances.\n-Explore the boundaries and relationship between commissioners and the Executive Director\n-Establish an ethical workplace environment and set ethical standards for the agency.\n-Advocate for the affordable housing needs in your community
